Water Treatment Co.Dallas-Fort Worth
Maintenance

Softener maintenance, on a schedule that suits DFW water.

Most of the repair calls we take were preventable. Four routines cover nearly all of them, and none of them takes long.

What maintenance does a water softener need?

Check the salt level monthly and keep the tank between a third and two-thirds full. Look for a salt bridge at the same time. Clean the brine tank every year or two. And confirm the valve is programmed to your measured hardness rather than a factory default.

Monthly: salt level and bridging

  • Keep the brine tank between about a third and two-thirds full, overfilling makes bridging more likely, not less.
  • Press down through the salt to check nothing has crusted into a bridge over the water.
  • Note whether the level has actually dropped since last month. A static level is the earliest warning of a fault.

If you would rather not work through this yourself, this is what our whole house water softeners covers, and most of it is a single visit.

Yearly: the tank and the readings

  • Clean out the brine tank and clear any sludge from the base, insoluble residue accumulates from the salt itself.
  • Take a hardness reading on the treated line and compare it against last year.
  • Check the regeneration interval is still around seven to twelve days for your household.

The setting nobody checks.

The most common problem we find is a control valve still on factory defaults. It regenerates on a timer against an assumed hardness that has nothing to do with your city’s water. In an NTMWD city at about 11.8 grains, a valve set for much softer water runs out of capacity between cycles; in Mansfield at 5 to 7 grains, a valve set for the regional 15-to-20-grain myth regenerates far more often than it needs to and burns salt doing it.

Both are fixed by reprogramming to a measured figure, which usually costs nothing but a service visit and often reduces salt use immediately.

Salt type, briefly.

Pellets and crystals both work. What matters more is keeping the tank at a sensible level and clearing residue annually. If you are getting repeated bridging, over-filling and a humid utility space are the two usual causes.

Questions

Answered before you ask.

How much salt should a softener use?

It tracks your hardness and household size directly, which is why a correctly programmed metered valve matters. A system regenerating far more often than every seven to twelve days is usually set for harder water than you actually have.

Do I need to clean the brine tank?

Every year or two. Insoluble residue accumulates at the base from the salt itself, and enough of it eventually interferes with brine draw. It is a straightforward job and it prevents one of the more common service calls.

How long does a softener last?

Resin beds and valve bodies last a long time when the system was sized correctly and maintained. Most units we are called to replace turn out to need a repair or a reprogramme instead, which is why we diagnose before quoting a replacement.

Next step

Not sure what your valve is set to?

A service visit checks the programming against your measured hardness, often the whole fix, and often a salt saving too.
